After Hours Emergency:

An emergency repair is defined in the Residential Tenancy Act as:

  • Burst water service
  • Blocked or broken toilet system
  • Serious roof leak
  • Gas leak
  • Dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm or fire damage
  • Failure or breakdown of any essential service or appliance provided by a landlord or agent for hot water, water, cooking, heating for laundering
  • Failure or breakdown of the gas, electricity or water supply
  • Any fault or damage in the premises that makes the premises unsafe or insecure
  • An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
  • A serious fault in a lift or staircase

Loss of Electricity

If you lose power, please make sure by checking your meter box that the safety switch has not switched to the off position. This will happen if you have a faulty electrical appliance. If this happens, unplug all appliances and then plug them in one at a time until you find the faulty appliance. Check that there is not a black out or maintenance being carried out by your electricity supplier before requesting an emergency repair.

No Hot Water

If your hot water unit is a gas appliance, please check the pilot light. If this has gone out, please attempt to relight it. If a trade is called out and it is a pilot light issue, you will be charged the associated costs. Please ensure this is done prior to organising a plumber.

If urgent maintenance occurs outside of business hours, please email your property manager to let them know what has occurred with a description and photos of the issue (if applicable). Then you may organise one of our preferred trades from the attached list to attend (you may also organise your own trades if you’re not able to contact any of the below).

**Please note that if a locksmith is called because of a lockout or lost keys, ALL charges are the responsibility of the tenant and payment must be made directly to the locksmith at the time of call out.***
